GRAYMATTERS

Graymatters is a vital adjunct to Cactus and, whilst a value added service to our clients, it operates independently from Cactus, providing general advice, management, superintendence and expert services to a multitude of sectors.

Many organisations that carry out occasional property projects lack the time or experience to properly facilitate their projects and this is where Graymatters can help.

Graymatters was borne out of the Building The Education Revolution programme, helping schools implement their projects though the portfolio has expanded into the commercial sector.

The projects listed below were all designed by the architects accredited in the relevant text, with Graymatters acting as Client Representative, Project Manager or Superintendent.

The project comprises a physical performance, health and wellbeing centre including a team zone, swimming pool, high-energy studios, jump start and general learning facilities.

In 2012, we assisted MGGS in obtaining a planning permit for this project. We then advanced the project through design development, documentation and tender and Superintended the Construction Contract to completion in 2018.

Chisholm’s Frankston Campus Learning and Innovation Precinct created digitally transformed classrooms and study spaces, advancing design in training and skills facilities. It comprises health wards, workshops, laboratories and collaboration spaces encouraging new ways of learning, teaching and thinking, new connections, and new ways to immerse students in their journey.

Graymatters was the Superintendent for the project, completed in mid 2019.

After completing a Master Plan in 2008 and investigating several staging options, the MP3 project was identified in 2009 as a suitable project for BER funding and was quickly rolled out within a tight programme necessitating a negotiated construction contract.

The building was constructed on a very difficult site on hostile Punt Road, on the corner of one of the school’s main pick up and drop off points. It comprises general learning rooms and the Music School. Acoustics from outside and from within were paramount and continuity of the learning process during construction had to be maintained.

Morris Hall is the MGGS Junior School Campus. Having completed the Wildfell project in the previous year, allowing the relocation of the year 5 and 6 girls to Merton Hall, Morris Hall was totally rationalised to accommodate the new, younger, year groups that were to use it.

In 2008, we assisted Dexus in obtaining a planning permit for this project and, in 2012, advanced the project through design development, documentation and a design and construct tender, where the consultant team would be novated to the successful builder.

Flinders Gate was developed in the 80s as a 1,000-vehicle car park with a small office component. The project involved sacrificing half of the car spaces back to office use and adding 8 additional levels of new office.

MGGS had decided to relocate the year 5 and 6 girls to Merton Hall and a new building was needed to accommodate them.

This project catered for this and also a new staff car park, universal hard surface sporting facilities and an addition to the roof of the Christine Briggs building housing a new drama theatre.

A well publicised project for one of our ongoing clients; we managed the process of obtaining a planning permit for 264 apartments over 18 levels, complicated by the retention of a significant heritage building at the front of the site that is subject to a covenant to the federal government.

The site was sold at a premium price to an overseas investor, culminating in a successful outcome for our client.
